Bring IOC Into a Property or Portfolio | Infrastructure Orchestration Core
EnglishEspañol
Open a property or portfolio relationship

Know the owner, the property, or the problem.
Open the first door.

You may carry a trusted owner or management relationship, see one recurring property burden, or want to help the project through activation. Each is a legitimate IOC role.

A property investor, advisor, broker, management-company relationship, board member, gardener, electrician, vendor, resident, or local connector may see a different part of the opportunity. You do not need to diagnose the building or perform field work. IOC can begin with the relationship, identify the first valuable boundary, and let proof earn the next property decision.

Three legitimate contribution levels. Open the trusted relationship and stop there. Refer a specific property problem. Or remain involved through organized activation. Compensation and responsibility follow the role actually completed.
Choose the contribution that fits you.relationship · property · activation
Path 1 · Owner / Portfolio Connector

Open the trusted relationship.

Introduce IOC to an owner, investor, management company, asset team, board, or portfolio decision-maker. A specific site problem can be identified after the first conversation.

  • No field work required
  • Relationship attribution protected
  • IOC performs the property-value and fit discovery
Path 2 · Property Door Opener

Bring one property and one visible burden.

Share the site, repeating problem, and authorized person who can review it. IOC handles qualification, scope, proposal, and activation.

  • Simple, low-burden participation
  • Specific property attribution
  • Reward follows applicable completed-project terms
Path 3 · Property Activation Partner

Carry the property through completion.

Under an approved role, help collect evidence, coordinate the owner, arrange access, follow deployment, close the record, and identify the next domino.

  • Structured work, not an informal referral
  • Milestone-based compensation
  • Visible role inside the IOC Activation Team

The first domino may begin with a trusted relationship—not a diagnosed circuit.

An owner or portfolio conversation can reveal recurring electricity, water, labor, maintenance, recovery, and site-visit costs across several buildings. IOC identifies the first practical boundary, proves the result, and lets the value open the next property.

Path 1 · Owner / Portfolio Connector

You may know the owner before you know the first building problem.

Some of the strongest IOC doorways come through people who invest in properties, advise owners, work with management companies, sit on boards, or carry long-standing trust with a portfolio. Their contribution is not field inspection. It is bringing the architecture into a serious owner conversation.

Who this fits

People with trusted property relationships.

Owners, co-investors, family offices, asset managers, brokers, advisors, management-company relationships, board members, portfolio vendors, and other credible connectors.

What you do

Open one serious conversation.

Introduce IOC at the owner, management, or portfolio level using current approved materials. You do not need to identify the exact circuit, controller, or installation scope.

What IOC does next

Find the first value-bearing boundary.

IOC reviews the portfolio, operating pain, bills, service patterns, and candidate properties, then proposes the smallest credible first deployment.

This is a real contribution even when you stop after the introduction. The scope is lighter than activation or installation, so the approved compensation may be smaller—but the relationship can still be highly valuable because it opens access to one owner, several buildings, and the possibility of portfolio replication.
Path 2 · Property Door Opener

You see a specific property or a recurring operating problem.

You do not need to sell, engineer, install, or manage the project. A useful referral connects one real site or recurring burden to the owner, manager, HOA, facilities lead, or other person authorized to review it.

The property

A real income-producing or managed site.

Multifamily, HOA, commercial, hospitality, campus, church, public, mixed-use, or portfolio property.

The pain

A recurring physical operating burden.

Electricity waste, water waste, repeated resets, unnecessary site visits, unclear schedules, maintenance confusion, or fragmented control.

The authority

A responsible review path.

Owner, manager, board member, asset team, facilities lead, maintenance supervisor, or another person who can authorize the next conversation.

Path 3 · Property Activation Partner

Remain involved and help the property become a completed IOC result.

An Activation Partner carries the human and operating work between first recognition and final closeout. The role is visible to the owner, recorded by IOC, and paid according to approved milestones.

The installer carries IOC through the physical boundary. The Activation Partner carries IOC through the ownership and coordination boundary.

Register the opportunitySubmit the relationship or property, authority path, visible opportunity, and attribution before the project advances.
Capture useful evidenceCollect owner-authorized photos, schedules, bills, controller or panel context, service history, and portfolio repetition where relevant.
Coordinate the ownerHelp the responsible contact understand the fit review, next step, and value without inventing claims or terms.
Arrange accessCoordinate the site review, installer access, property contact, timing, and practical handoff.
Follow throughKeep the property process moving through approval, deployment, activation, and closeout.
Find the next dominoAfter proof, identify another system inside the property or the same pattern elsewhere in the portfolio.
Strong first opportunities

IOC can begin from a relationship, then locate the recurring value.

A connector does not need to diagnose the building. Once the owner or manager is open to review, IOC looks for the clearest first source of recurring electricity, water, labor, maintenance, recovery, or site-visit burden.

Electricity

Lighting and selected loads run harder or longer than necessary.

Garages, parking, hallways, stairwells, poles, exterior lighting, common areas, pumps, and other suitable circuits.

Water

Irrigation is fragmented between the field and the management office.

Weak connectivity, inaccessible controllers, manual testing, scattered schedules, excess watering, and no coherent office operating record.

Recovery & operations

Routine failures create avoidable labor, trips, and confusion.

Repeated resets, frozen gateways, unclear maintenance history, manual diagnosis, unnecessary truck rolls, and slow restoration.

One visible activation sequence

Different people can enter at different stages, but the property follows one governed path.

The relationship connector may begin before a specific site is chosen. The property referrer begins with a known site or problem. The Activation Partner stays through completion. IOC preserves every role in one record.

1

Open

Introduce the owner, portfolio, property, or recurring burden.

2

Register

Confirm identity, relationship, role, attribution, and authority path.

3

Discover

IOC identifies the strongest first operating and value opportunity.

4

Qualify

Review fit, evidence, scope, safety, field work, price, and proof.

5

Deploy

The customer approves, qualified work is completed, and IOC activates.

6

Multiply

Close the record and identify the next system, property, or portfolio step.

Compensation follows completed responsibility

The person who opens trust, carries activation, or completes field work is doing a different job.

IOC keeps the roles visible so the owner sees an organized deployment team and each participant is paid for the contribution actually completed.

Role-based starting structure

Exact terms depend on the opportunity and must be confirmed in writing before the project advances.

Owner or portfolio relationship introductionWritten first-activation terms
Qualified irrigation Property Door Opener$500 current standard
Property Activation Partner workWritten milestones
Qualified physical installationSeparate field terms
Scope controls compensation: a simple relationship introduction normally carries less work and a smaller approved payment than activation coordination or installation. The original relationship payment does not automatically repeat across every portfolio property, but actual property-by-property work can be compensated when completed.

Who pays whom?

When the contributor represents IOC, IOC pays the approved compensation from the project economics. A property owner pays someone separately only when that person has a disclosed owner-side coordination scope.

  • No hidden payment merely for influence or access.
  • Management-company employees must follow their employer’s approval and conflict policies.
  • One person may hold multiple approved roles, but relationship, activation, installation, and portfolio work are recorded separately.
  • Final scope, price, claims, engineering, customer contract, and project authorization remain with IOC and the appropriate qualified parties.
  • The potential NOI and property-value consequence explains the owner opportunity; it is not treated as commissionable cash.
IOC Property Activation Record

One record can begin with a relationship—even before the first property is selected.

IOC records who opened the owner or portfolio relationship, whether a specific property is known, which role the contributor wants, what evidence exists, and how the opportunity moves toward proof.

Contributor identityName, organization, contact, role selected, service area, and any approved team member.
Relationship mapOwner, investor, management company, board, advisor, vendor, or other trusted connection.
Portfolio contextProperty types, geography, approximate property count, and ownership or management structure where known.
Specific propertyOptional at the relationship stage; added when a candidate site is identified.
Operating opportunityElectricity, water, recovery, maintenance, control, or another recurring physical burden.
EvidenceApproved photos, schedules, bills, usage, service history, or field context when a property is selected.
Project progressionIntroduction, discovery, fit review, proposal, approval, installation, activation, closeout, and next domino.
Contribution ledgerRelationship opening, property referral, activation work, physical installation, milestones, payment, and recognition choice.
Attribution matters: register the relationship or property before the opportunity is already active. IOC confirms whether it is new, properly attributed, suitable for the selected role, and eligible for compensation before it advances.
Evidence depends on the role

A trusted introduction does not require photographs or field inspection.

Relationship Connectors can begin with the person or portfolio. Property Door Openers may provide basic site context. Activation Partners may collect structured evidence with authorization. The required burden should match the role.

Relationship only

Owner or management contact, relationship context, property or portfolio type, and why IOC may be relevant.

Specific property

Property identity, recurring burden, authorized contact, and any existing bill, schedule, or service context.

Activation evidence

Authorized controller, timer, panel, equipment, access, and wider context photographs where useful.

Protect privacy

Avoid tenants, personal documents, license plates, keys, credentials, security codes, and unrelated interiors.

First Domino Registry

The Registry remembers who opened the relationship—not only who touched the equipment.

A meaningful owner introduction, property referral, activation role, field deployment, or portfolio bridge can remain visible without exposing private property details.

Open the relationship, property, or activation path

You do not need to know everything. You need one real way into the property decision.

Introduce the owner or portfolio, refer a specific property, or apply to carry the activation. IOC will confirm attribution, identify the appropriate first opportunity, define the role, and state any approved compensation and project terms in writing.

An introduction, referral, or application does not guarantee project acceptance, compensation, savings, valuation recognition, future work, employment, agency, exclusivity, partnership, equity, or ownership. Compensation follows the applicable written role, attribution, customer approval and payment, completed physical work where required, final IOC activation, and confirmed milestones.
